How the rewards work

Two steps, two credits — and you keep everything you earn:

  • +1 month free when the referred board books a consultation with California Communities

  • +2 additional months free when they sign a full management agreement

  • Cap of 3 free months per calendar year — credits earned beyond the cap roll into the next year

  • Credits are applied directly to your invoice — no rebates, no fine print

Example: A 100-unit community paying approximately $1,500/month in management fees would save ~$4,500 by earning the full 3-month cap from two referrals.

Reward 1 — Free months of management, not a discount

Credits are real dollar reductions to your monthly invoice. A 100-unit community at standard Bay Area rates saves approximately $1,500 per credited month. There's no percentage discount, no promo code, no asterisk — your invoice is simply reduced.

Reward 2 — The referred board gets a waived transition fee

Every community you refer receives a full waiver of the standard transition fee (normally $500–$1,500 depending on community size). That covers document migration, vendor introductions, homeowner onboarding, and the full handoff from their previous manager. It simply isn't charged — not a rebate, not a credit.

Reward 3 — Priority access for your community

Partner communities move to the front of the queue for annual reviews, reserve fund consultations, capital project oversight, and vendor coordination. As a boutique PCAM/MCAM-certified firm, our capacity is intentionally limited — partners get first access.

Common questions

How does a referral credit work exactly?

Ask the board you're referring to mention your community name when they book their consultation. We'll confirm the referral by email within 24 hours. Once confirmed, credits are earned at each milestone — consultation booked (+1 month) and agreement signed (+2 months). Credits appear on your next invoice.

What if the referral doesn't convert to a signed agreement?

You keep the +1 month credit from the consultation booking. Credits are earned the moment they're triggered — they don't expire or disappear if the referred board decides not to move forward.

Is there a limit to how many boards I can refer?

You can refer as many boards as you like. The 3-month annual cap is a ceiling on credits earned in a single calendar year — any credits beyond the cap roll into the next year. Refer more boards, earn more credits over time.

Who is this program for?

Any current California Communities client — board president, treasurer, or board member — can participate. You can also refer a community before your own community is signed; the credits apply once your management agreement is active.
