THE FOUNDER STORY

From hospitality to community leadership

Ben Sloman, founder of California Communities

I founded California Communities after seeing boards repeatedly forced to choose between impersonal, big-box management and outdated local operations. I wanted to offer the best of both: advanced technology, rapid responsiveness, high-level strategy, and genuinely personal care.

My first lesson in service came on the production line at the Dairy Bell ice cream factory in Melbourne. Moving pallets from production to the front of house taught me that behind every transaction is a person hoping for a positive experience.

In 2000, I brought that hospitality mindset to Copper Mountain, Colorado, where managing a timeshare community introduced me to the HOA world. Working onsite with owners, board members, vendors, pools, hot tubs, and shared amenities showed me the lasting value of being present and building real relationships.

After years of work and travel around the world, I made property management my calling. In 2023, I moved to Northern California in an executive role and later founded California Communities to serve San Francisco, Oakland, Alameda, and communities across the region. Today, that same combination of empathy, legal knowledge, and operational grit shapes every association we serve.

Leadership built for California HOAs

Ben holds the PCAM credential—the highest level of professional recognition in community association management—and the MCAM designation. He contributes to legislative and education work with CAI and CACM, speaks at industry seminars, and helps boards translate changing California requirements into practical action.

His approach is straightforward: clear communication, ongoing board education, thoughtful financial stewardship, and timely follow-through. From full-service management to a focused capital project, the goal is always to help the board lead with confidence.

Patricia Trudeau

Patricia is an accomplished Community Association Manager with more than six years serving homeowner associations and over 30 years of executive leadership in operations, financial management, and organizational development.

She partners closely with boards on strategic guidance, transparent communication, sound financial oversight, and practical solutions. Patricia believes community management is personal: these are not simply properties, but people’s homes. Her collaborative, accessible approach protects financial health while strengthening community relationships.

Alison Macias, CMCA, AMS, California Communities community manager

Alison Macias, CMCA, AMS

Alison brings more than a decade of management experience and the perspective of a former HOA president and owner in two associations. Her portfolio spans intimate six-unit communities through 400-plus-home developments, including condominiums, townhomes, and single-family neighborhoods.

She is passionate about board education and clear annual budgets, actively serves CAI Bay Area/Central California committees, and has received CAI Rising Star and Educational Program awards. Outside work, she enjoys her own community with her husband, two children, and two dogs.
